Verdict

Misleading

What we checked

The figure describes apartments available on one portal in Q4 2024, not every tenancy in the country.

The investigation

The report counts 60 apartments available on Pisos.ad, averaging 135.58 m². The portal explicitly limits its analysis to its listings.

It does not observe all older, extended or newly signed tenancies. An advertised price also does not establish the price of a completed transaction.

Context

The figure does show an entry barrier in advertised supply. The publication explains its scope. We do not dispute the figure within that scope.

Right of reply

Pisos.ad publicly explains that the data cover its portal. No public reply specifically addressing this check located at closure.

How we reached the verdict

Extending this listings average to all rents paid by residents is misleading. We check the methodology and report without estimating an alternative national average.

Limitations and unavailable information

The observation covers Q4 2024, not today’s market. Complete tenancy microdata and a representative sample of occupied housing are unavailable.
